How to calculate the apartment area

The area of \u200b\u200bthe apartment is an indicator that is taken into account in many situations: when buying or selling an apartment, when making a resolution of redevelopment, to buy construction and finishing materials, when calculating the value of utilities, etc. Depending on this, the total or living area is calculated.

The total area of \u200b\u200bthe apartment is equal to the sum of the area of \u200b\u200ball of its individual premises. For a start, the area of \u200b\u200beach room is calculated, including a balcony, a corridor and a storage room, and then all values \u200b\u200bare summed up. Recently, in the calculations of the total area of \u200b\u200bthe apartment, balconies and loggia are not taken into account. The value of the area of \u200b\u200ball rooms without taking into account the unheated premises is called an apartment area.

If each room has a rectangular shape, it is enough to measure its length and width by floor, and then multiply these values. Methods for calculating the area of \u200b\u200brooms that have the wrong form are described in article.

In the official documents of some rooms, some premises are not in full, but are multiplied by lowering coefficients, for example, for the loggia, this coefficient is 0.5, and for a balcony and a terrace - 0.3. Lowering coefficients are applied to unheated premises.

Its calculations do not take the participation of the utility premises (kitchen, internal corridors, bathrooms, storerooms, built-in wardrobes), additional (dining room, library, dressing room, etc.), as well as unheard.

  • niches whose height is less than 1.8 m;
  • the area under stairs (for two-level apartments), if the height from the floor to the bottom of the ladder does not exceed 1.6 m (measured by perpendicular to the floor);
  • place under a functional oven or fireplace;
  • door openings, arched openings, if their width is less than 2 m.
