How to get a mortgage loan in Sberbank

The essence of the mortgage loan is that the creditor bank provides credit money under a certain percentage of the borrower for the acquisition of real estate, which in turn goes to a pledge of the bank as a guarantee of loan payments.

Sberbank of Russia is among the first banks that have begun to issue mortgage loans. The object of lending is real estate and incomplete construction registered in the Russian Federation. To get a mortgage loan in Sberbank, you need to fulfill some requirements and conditions.

Sequence of the borrower's actions:

  • submission of applications with a completed questionnaire and package of required documents in the department OJSC "Sberbank of Russia" at the place of registration of the borrower, coacher or real estate;
  • obtaining a positive decision on the application;
  • providing a package of documents on the selected real estate object;
  • signing of credit documentation;
  • voluntary or compulsory insurance provided for by the loan agreement;
  • registration of the Rights of the Borrower on the property object;
  • getting credit funds.

The following requirements are issued to a citizen of the Russian Federation:

  • the loan is provided to citizens of the Russian Federation, which reached 21 years;
  • the age of the borrower at the time of the full repayment of the loan should not exceed 65 years (subject to the execution of the lending agreement without confirming income and employment);
  • if income and labor experience is confirmed by documents, then age at the time of full repayment of the loan should not exceed 75 years;
  • making an initial contribution of 15% per annum (10% per annum in the framework of the "Young Family" program).

  • application and borrower questionnaire;
  • passport of a citizen of the Russian Federation with registration stamp;
  • certificate of registration at the place of temporary registration in the presence of such;
  • documents on the financial condition and employment of the borrower;
  • when making a collateral to another real estate object - relevant documents;
  • additionally, after making a positive decision, documents on creditable real estate and documents on the payment of the initial contribution may be required;
  • the "Young Family" program provides for the provision of a marriage certificate, a child's birth certificate;
  • the program "Mortgage Plus Maternity Capital" obliges to provide a certificate of state-owned sample on family capital, an extract from the Pension Fund of the Russian Federation on the remainder of family capital.

Since June 2014, the offer of Sberbank "Mortgage on two documents" enters into force, it is relevant for the "acquisition of finished housing" and "acquisition of housing under construction". According to its requirements, for the execution of a mortgage loan, in addition to the application questionnaire, it is necessary to provide a passport of a citizen of the Russian Federation and another additional document certifying the person, for example: a driver's license, military ID, certificate of federal importance officer, an overseas passport or certificate of compulsory pension insurance.

To increase the loan amount, it is possible to attract co-crewrs (up to 3 people). In this case, documents from each additional participant of the loan agreement will be requested.
